About the Job

Summary of Role: Responsible for the economic stewardship of our assets, to ensure the assets support the company and its mission. The Asset Manager evaluates the portfolio’s performance, monitors for desired results and restructures if needed. The Asset Manager also supports the Capital Investment team and the Portfolio Management team, including Maintenance, in Partnership to carry out day to day operations to meet our financial, social, and cultural objectives.

Member of the Leadership Team with the CEO, CFO, Portfolio Director, Construction Manager, ROC Program Director, Real Estate and Homeownership Specialist, and Administrative Operations Manager.

Partnership with: The Portfolio Director, the CFO, and the Construction Manager

Responsibilities

  • Evaluates and monitors Thistle properties’ operational and financial performance. Identifies revenue opportunities, cost savings and restructuring needs
  • Understands/interprets and communicates terms of partnership agreements and payments due to Thistle; adjusts property performance to earn and pay fees; understands loan agreements and terms. Monitors timelines
  • Partners with three high functioning employees (CFO, Portfolio Director, Construction Manager) and pursues a creative team environment & team development
  • Recognizes how to use and develops systems for Property, Asset Management & Construction communication
  • Oversees preparation of annual budgets
  • Preserves properties through short and long term plans; creates a sustainable mindset for Maintenance operations and assists with capital investment including prioritization, budgeting, and implementation
  • Oversees or prepares all property tax reporting for abatement
  • Prepares and delivers a consistent and cogent bi-monthly report to the Thistle Board
  • Helps plan for acquisition of new units and participates in (although not directly responsible for) identifying potential acquisitions
  • Keeps reserve analysis updated for properties
  • Stays current with regulatory and legal requirements
  • Development Experience a plus
  • Other duties as assigned by the CEO

Education and Experience

In addition to a Bachelor’s Degree in Business, Real Estate, Finance or other applicable subject, the candidate will have recent and successful experience:

  • Managing a real estate portfolio and managing assets to achieve desired results
  • Leading a team and being responsible for results
  • Experience or familiarity in facilities management
  • Practiced negotiation skills
  • Developing systems to maximize effectiveness and minimize conflict
